The following information is the rental agreement that was provided to and accepted by all residents when their homes were initially rented.

Our homes, huts, skyhomes and skyboxs come fully furnished and includes furniture rezzers with several furniture options for each room. All come with cam block, security orbs and many are also equipped with interior and exterior texture changers.
Moai Beach, Maori Beach and Marae Beach are all located on LL ocean with access to over 100+ Sims and is managed by Moai Moia Holdings.

Group Communication

We will respond to messages as quickly as possible. The owners have RL jobs and family responsibilities like you. But we have made it very easy for you to communicate with us weather we are online or not.
To send us a message you can do it the old fashion way by sending us a note card in SL, or you can click on the red "PAGE OWNER" button on the house control panel in each home. or easier yet, just click on the "contact us" link at the bottom of the page and send us an e-mail. But no matter how you do it, please make sure you include your name, the lot number, what region you are in and the nature of your question.*

We hope you'll have a richly rewarding experience, filled with creativity, self expression and fun. But we do strictly follow and enforce the Second Life Community Standards, https://secondlife.com/corporate/cs.php
The goals of the Community Standards are simple; treat each other with respect and without harassment, adhere to local standards as indicated by simulator ratings, and refrain from any hate activity which slurs a real-world individual or real-world community.
We do not have a lot of rules here but we do expect that residents in our community, and their friends to respect the Community Standards. Violation of these standards will result in immediate eviction and no refunds.
As the owners and staff have real life responsibilities, we ask you be patient when making requests for support. We will respond usually in 8 to 12 hours. We are on everyday from 7PM until 10PM EST time, longer on the weekends and holidays.
Please understand that our policy is not to interfere in your "Second Life" while you are living here. Please don't hesitate to communicate in chat if you wish to. But remember, sometimes life gets very hectic inworld, so if we don't answer right away, its not because we don't care - we do.

ABOUT YOUR HOME
Rental Agreement
============
Minimum rental is for 1 week. You can pay up to 16 weeks max.
Please pay the rental box to start your rental. your payment will be going to Tex Humby through the rental box. Please DO NOT pay Tex Humby directly. You must pay the rental box.
Extra Prims
========
Extra prims are available.
The first extra 15 prims are 15L$/wk.
After that each extra prim is 2L$/wk each (subject to availability)

Access can be restricted to Group Only upon request.
Music Stream is turned on for use in Homes and Huts only. All Apartments, Skyhomes and Skyboxes will have radios.
Refunds
======
NO refunds will be giving if you decide to terminate your rental early. No exceptions.
NO refunds if you get banned for breaking our TOS or LL TOS. No exceptions.
If however you wish to relocate to another home within the MMH system, let us know, and we will adjust the time on your new home to account for the remaining value on your previous home.

SecondLife Technical Issues and Problems
================================
1) The group hosts are not responsible for lost inventory items, items that are sent back to inventory by the group owners or LindenLab server crashes, restarts or upgrades. The group is not responsible for other resident's Internet connections, Viewer preference settings or whether their computer meets SecondLife minimum requirements. We will take responsibility for the performance of group sims by communicating closely and quickly with LindenLabs Support to solve any sim server issues that causes a number of tenants problems. NO LANDOWNER IN SL ACTUALLY OWNS THE SERVERS. As a member of a SL community, REMEMBER that sim performance depends greatly on all of us not rezzing laggy scripted objects and/or temp objects, overly using emitters, or wearing too many scripts on our avatar when at home.

3) If you personally have technical issues with your own avatar or inventory you can submit a Case Ticket to Lindens Support (you don't have to be a premium account holder). You log into SL website - http://secondlife.com/ - using the same user name and password you use for yr Viewer login. Find Help/Support menus. Choose 'Submit a Support Case' and choose Technical Questions from drop down menu. Fill out the form as best you can.

RULES AND GUIDELINES
Basic Rules
========
No Emitters
No Breadables
Only one prim baby or one prim animal scripted allowed per home, apartment, hut, Skyhome or Sky Box
Do not put any items out side your parcel. The owners will send out a notice letting everyone know when a prim count will be done. Anything over your prim out will be returned.
No loud or annoying jesters.
No fighting or magic huds of any kind are allowed to be used on any Moai Moai Holdings Sims.
No other security orb of any kinds is permitted as it will interfere with the security orb you are currently given in each home. If we see this it will be returned with a warning. If you continue to put it up, you will be ejected.
Please keep any and all x-rated items or pictures inside your home
Due to the M rating on the land no public nudity is allowed on the common areas.
Respect your neighbors. For the apartment residents, please do not use open mic to talk, take that into private calls as well as private IMs. Remember that the apartments can not be parceled off as LL does not allow you to section off each unit on a highrise. whatever you say and type will be seen to everyone in your tower.
NO cars, motorbikes or any type of ATV, trucks or flying aircrafts are allowed.
There are only certain home that have boat docks that you can leave a small boat on your parcel. if you do not have one this does not include you. Please do not place a boat in the water and leave it. It will be returned.
Reasons for being ejected, banned and reported
================================
Sex age play against LL TOS.
Griffing
Harassing of any kind
Solicitation and or spamming group chat or residents directly
I will not tolerate rude and out right hate messages towards any resident or owners. Any kind of raciest remarks or sexual harassment that are proven, will get you ejected and banned faster then you can turn your head. Contact Darksummersun immeditlly if this is happening.
